18th Century Welsh Farmhouse with Two-Bedroom Annexe close to the Beach
Heated Swimming Pool, Hot Tub, Outbuildings & Beautiful Established Gardens
Established Holiday Let Business on the Llyn Peninsula

    Description

    Welcome to Plas Newydd

Situated on the picturesque Llyn Peninsula, this beautiful former farmhouse dates back to the 1700s. Coming to the market for the first time in almost 20 years, Plas Newydd presents a rare opportunity to acquire a home where traditional Welsh farmhouse character meets an exceptional lifestyle.

For those seeking an established holiday letting business, Plas Newydd presents an attractive turnkey opportunity. Successfully operated since 2018, the property welcomes guests for over 220 nights each year, benefits from small business rates relief and has bookings already in place for the coming year. With a proven trading history and established demand, it offers the potential for continued income, combining a successful hospitality business with a characterful property and an exceptional lifestyle.

The main residence rich in original features such as exposed oak beams and distinctive inglenook fireplaces combines with space and practicality required for modern family living. From cosy evenings beside the Clearview log burner, watching the Welsh weather roll in from the coast, to gathering family and friends around the generous farmhouse kitchen table, this is a home made for creating memories.

Completing the ground floor is a further reception room, currently presented as a fifth bedroom but equally suited to use as a cosy snug or home office. A spacious second kitchen offers additional practicality, complemented by a separate utility room, making everyday family life and entertaining that little bit easier. The first floor continues to impress, with a stunning principal bedroom offering generous proportions, exposed oak beams and a partially vaulted ceiling, creating a wonderful sense of character and space. Three further bedrooms provide comfortable accommodation for family and guests, complemented by a separate family bathroom and a recently installed walk in shower room.

The two bedroom barn annexe adds another dimension to this already impressive home, offering exceptional flexibility to suit a variety of lifestyles. Easily incorporated into the main residence, it offers the potential to create an expansive seven bedroom family home, ideal for larger families and those who love having everyone under one roof. Alternatively, it can remain separate, providing independent accommodation for extended family or a private space for guests. For those looking to generate an additional income, the annexe also offers potential for holiday accommodation.

Outside, the lifestyle at Plas Newydd continues into the gardens, where the heated swimming pool becomes the centrepiece of family life. Picture long summer days spent cooling off in the water, children playing in the pool and family and friends gathering for relaxed afternoons in the sunshine. As the evening draws in, enjoy a peaceful sunset swim before retreating to the hot tub, where you can unwind beneath the starlit dark skies of the LlĹ·n Peninsula. Combined with the established gardens, gently flowing stream, extensive garage facilities and traditional stone outbuildings, the grounds offer a rare blend of relaxation, entertaining and space to pursue your passions.

With beautiful beaches, spectacular coastal walks and the much loved villages of Aberdaron and Abersoch within easy reach, Plas Newydd offers the opportunity to embrace the very best of life on the LlĹ·n Peninsula.

    Inside the Home

Approached through wooden farm gates and along a gravelled wraparound driveway, the property welcomes you with the charm and character of its traditional farmhouse entrance. The original front door, set beneath a covered porch, provides a practical place to leave muddy boots after a day exploring the surrounding countryside and coastline.

Inside, the Victorian tiled hallway immediately introduces the character that continues throughout the home. To the left, the living room centres around a Clearview log burner set within an original inglenook fireplace, complete with an attractive stone surround. It is an inviting space in which to settle down on a winter evening, light the fire and enjoy a glass of wine as the rain sweeps in from the sea.

Continuing through the home, the farmhouse kitchen is a natural gathering place. The hand built kitchen, traditional Aga and exposed oak beams create a wonderfully warm atmosphere, while space for a dining table seating up to 16 makes it ideal for family celebrations, long Sunday lunches and evenings spent entertaining friends. A particularly spacious second kitchen provides additional practicality, complemented by a utility room and WC.

The conservatory, with its generous slate flooring, serves as a useful everyday entrance and provides shared internal access to the barn annexe, offering further flexibility for those wishing to incorporate the additional accommodation into the main residence.

A further reception room on the ground floor, centred around a Victorian cast iron fireplace, offers versatility to suit individual needs. It could provide a cosy snug, a home office or an additional bedroom.

Ascending the staircase, a split level leads to the principal bedroom, where a vaulted ceiling with exposed oak beams creates an appealing sense of space and character. Overlooking the garden, the room also benefits from a useful WC and washbasin, with potential to explore the addition of a shower and en suite facilities, subject to feasibility and any required consents.

The first floor provides three further bedrooms, together with a spacious family bathroom and a separate shower room featuring a recently installed walk in shower.

    The Barn Annexe

Originally an adjoining barn, the conversion into a two bedroom annexe brings exciting possibilities to this already distinctive property. With both internal and external access, the accommodation can adapt to a variety of lifestyles. Larger families may choose to incorporate the additional living space, former kitchen now used as an office, two bedrooms and bathroom into the main residence, creating an even more substantial family home, subject to any necessary consents.

For those with elderly parents or extended family, the annexe offers the opportunity to enjoy independent space while remaining close to the main house. Alternatively, buyers seeking an additional income stream may wish to explore its potential as a holiday cottage.

Whether your priority is multigenerational living, working from home or creating space for visiting family and friends, the annexe offers valuable flexibility rarely found in a traditional farmhouse.

    Gardens and Grounds

This is where life at Plas Newydd really comes into its own.

The heated swimming pool takes centre stage, with space for sun loungers, outdoor dining and barbecues. Imagine long summer afternoons spent with family and friends, children enjoying the pool and drinks being served in the garden, with nowhere in particular you need to be.

As the day draws to a close, the hot tub provides a more secluded retreat. Relax beneath the starlit skies, listen to the gentle sound of the water and unwind after a day exploring the peninsula's beautiful coastline.

The gardens combine lawns, established hedging, planting and flowers, with the surrounding landscape and local climate adding to their distinctive character. A stream flowing along the garden boundary provides a peaceful natural soundtrack, enhancing the sense of tranquillity.

For those who need additional space, the property offers two garages alongside a selection of traditional stone outbuildings, reflecting its agricultural heritage.

The substantial main garage can accommodate up to six vehicles, making it an exciting prospect for classic car enthusiasts or those requiring space for a boat and associated equipment. Its generous proportions also offer scope for a variety of hobbies, from a gym or workshop to a Pilates studio, creative workspace or music room.

A second garage provides further storage, while an adjoining room, previously used as a playroom or games room, could make an ideal home office or hobby space.

The former dairy and pigsty provide a charming connection to the property's farming past, with additional outbuildings offering further possibilities. Completing the setting, the generous parking provides space for multiple vehicles, family and guests.

    An Insight to Life

"We bought Plas Newydd in 2007 as a holiday home for our families, and over the years it has become the setting for countless treasured memories. From family Christmases and summer holidays to celebrations around the kitchen table, evenings on the south-facing patio and children learning to swim in the heated pool, it has been a truly special place to bring everyone together.

The peaceful, sheltered gardens, secluded hot tub and easy access to the beautiful beaches and coastal walks of the Llyn Peninsula have made it somewhere we have always loved returning to. The original farmhouse, with its oak beams and inglenook fireplaces, retains its historic charm while thoughtful improvements have created spacious, versatile accommodation for larger groups. Since 2018, we have also developed Plas Newydd into a successful holiday letting business, generating a strong income and allowing others to enjoy everything this special property has to offer. As we look to the next chapter, we hope its new owners will create just as many happy memories here, whether as a family home, a lifestyle retreat or a business opportunity."

    The Llyn Peninsula

Life on the Llyn Peninsula has a distinctive and largely unspoilt character. Renowned for its spectacular coastline, the area attracts walkers, surfers, sailors and outdoor enthusiasts, while its traditional villages, hidden coves and sweeping beaches offer something to discover throughout the seasons.

Much of the peninsula sits within the Llyn Area of Outstanding Natural Beauty, now known as the Llyn National Landscape. Its scenery encompasses dramatic coastal stretches, rolling green hills, former volcanic peaks and historic sites that reflect the area's rich heritage.

The nearby village of Rhiw offers a taste of local life, including the Top Café, known for its focus on local produce and sustainably sourced seafood.

Approximately 3.5 miles away, Aberdaron is a charming coastal village with a large sandy beach, a Spar convenience store, cafés, bars and places to eat, alongside an award winning ice cream shop. The National Trust car park and shop beside the beach make it an ideal starting point for exploring the coastline.

From Aberdaron, boat trips offer opportunities for fishing, exploring the peninsula's dramatic coastline and visiting Ynys Enlli, also known as Bardsey Island, an important historic pilgrimage destination and haven for wildlife.

Around 10 miles away, Abersoch is one of the peninsula's best known coastal villages. Its selection of cafés, restaurants, bars and independent shops creates a lively atmosphere, while the harbour and sailing opportunities make it particularly appealing to those who enjoy life on the water.

The surrounding coastline is home to some of Wales's most memorable beaches, including Porthor, famously known as Whistling Sands, Porth Iago and Porth Neigwl, also known as Hell's Mouth (particularly popular with surfers). All three are around a 10 minute drive or a 90 minute walks for those looking for a long coastal walk.

Further afield, the coastal towns of Criccieth and Harlech offer historic castles and traditional seaside charm, while Conwy and Llandudno provide further opportunities for days out. Inland, Eryri National Park, also known as Snowdonia, offers spectacular mountain scenery, walking routes and outdoor adventures. The island of Anglesey is also within reach, with its beautiful beaches, coastal villages and opportunities to explore its distinctive wildlife and landscapes.

For golf enthusiasts, the renowned Nefyn Golf Club offers one of the most spectacular coastal golfing settings in Wales, with panoramic sea views and the famous Ty Coch Inn nestled beside the beach below.

Whether your perfect day involves discovering a hidden cove, enjoying lunch overlooking the sea, heading out on the water or returning home for a relaxing swim before sunset, the Llyn Peninsula offers a lifestyle to enjoy throughout the year.
